We work with our partner's Host & Stay who professionally manage all of our holiday lets.
We work with private investors and high net worth individuals to provide a fixed return on funds. We typically pay much higher than you would find in a traditional savings account and have a strong existing portfolio cashflow to meet interest repayments
We have an expansive network of tradesmen that we have accumulated in over 8 years of operating in our core investment area. This means we can get quality work done at a competitive price whilst also gaining accurate appraisals of projects pre-offer, to make sure we don't overspend.
We are often attending property seminars and network events where we are happy to speak further. We are also on the Inside Property Investing Mastermind with Mike Stenhouse

We have managed hundreds of refurbishments for clients over the years and completed many of our own. We are experts in taking old, tired properties and converting them into magazine photoshoot condition, fully staged and designed.
We are industry professionals and are constantly keeping up to date with the latest laws and regulations. Investing your money with us means you don't have to worry about this ever changing landscape and can trust us to take care of this.
We have a great network of insurance and energy brokers to help us fund the best deal. We are also qualified distributors for Utility Warehouse - allowing our network to take advantage of energy prices not widely advertised online

With both founders having a background in hospitality and with a wealth of experience within the industry through years of scaling a high-end Airbnb management company - we offer the complete hassle free solution to investors looking to enjoy fixed returns through property investment.

TEAM
Joe and Katy founded Host So Simple in 2016 after managing a single property for a family friend whilst studying for their degree. As well as managing short term rentals, they also sourced and renovated many projects through to fruition. They grew the business to over 100 units and 50 staff under their management before eventually being acquired by Host & Stay in May of 2023.
Now investing in holiday lets and traditional buy-to-lets themselves, they have a wealth of experience which they have learned in many years spent within the industry. Their expertise, wide network of contacts and deep knowledge of property investing means they have succesfully accumulated a portfolio of over 15 properties by the age of 28. With plans to scale this number to over 30 in the coming years - they are now actively working with private investors to finance their growth, and share in their success. Today, Joe and Katy's main focus is on acquiring new property, adding value through the renovation of these units and ensuring their tenants and guests continue to receive a 5 star service. Outside of work they enjoy hiking, eating out (big foodies!) and walking their cocker spaniel pup, Elvis!

As well purchasing the right properties in the right location, we also specialise in the interior design of these spaces and this is how we distinguish ourselves from the rest of the market. We are experts in furnishing properties for Airbnb and find that bringing this level of finish to the traditional buy-to-let market can have surprisingly high returns.

Therefore, About the Design only works with sophisticated investors and high net worth individuals looking to invest a minimum of £10,000. We may still consider smaller investments though this will be on a small number of occasions. Our fixed rates of return begin at 10% per annum and vary according to loan amount and length.
